More 55+ Communities & Retiring Snowbird Retreats

2. Pinal County (The Corridor Between Phoenix and Tucson):
This is arguably the epicenter of affordable Arizona snowbird living. It’s between the state’s two largest cities, offering lower taxes and cheaper real estate. Don’t forget to ask for your veterans discounts. Price reductions are often available at campgrounds and RV parks for retired veterans all over Arizona.

Casa Grande
The Vibe: A historic agricultural town that has grown into a quiet retirement hub. It’s centrally located (about an hour from both Phoenix and Tucson). That means you get big city access without the big city price tag. It also features several large RV and golf resorts. Housing and RV park rates are notably lower here than in the heart of Phoenix or Tucson.

Coolidge / Florence
The Vibe: Rural, quiet and very laid back. Home to the Casa Grande Ruins National Monument. Why it’s popular? If you want peace and quiet, dark skies for stargazing and a slower pace, this is it. You’ll also find some of the lowest property values and rental rates in the southern part of the state.

3. Tucson and Surrounding Areas:
Tucson is generally 10% – 20% cheaper than Phoenix metro areas and offers a distinct, culturally rich desert vibe surrounded by high mountains.

Green Valley
The Vibe: A massive, master planned retirement community about 20 miles south of Tucson. It’s almost entirely designed for retirees. It features dozens of social clubs, recreation centers, golf courses and organized activities. It’s got very reasonable real estate prices for condos and single-family homes, with a high quality of life. (Note: Many neighborhoods here have strict age-55+ HOAs). Watchout for the lifestyle busting HOAs.

Marana / Oro Valley (Outskirts):
The Vibe: While Oro Valley can be pricey, the outer edges of Marana offer more (affordable pockets) with great views of the Tortolita Mountains.
