Veterans Housing Assistance

The Arizona VA (Veterans Affairs) provides housing assistance to retired (and separated) veterans. While the term “retired” often refers to those who served 20+ years or retired due to medical disability, VA housing benefits in Arizona are generally available to all veterans. That includes veterans who retired after leaving active duty, who meet the active duty service and discharge requirements (other than dishonorable). Here are the primary housing assistance programs available through the VA in Arizona.

1. VA Home Loan Guaranty (Buying, Building, Refinancing):
This is the most common housing benefit. The VA does not lend money directly; instead, it guarantees a portion of loans made by lenders. Benefits: 0% down payment options, no private mortgage insurance (PMI) and generally lower interest rates. Available statewide in Arizona through VA-approved lenders.

2. Homelessness and At-Risk Housing Assistance: For veterans who are homeless or at imminent risk of losing their housing. Arizona has robust VA outreach programs. HUD-VASH (HUD-VA Supportive Housing): Combines Housing Choice Voucher (HUD) rental assistance with case management and clinical services provided by the VA. Available in major Arizona regions like Phoenix, Tucson and Flagstaff. SSVF (Supportive Services for Veteran Families): Grants awarded to local community organizations in Arizona to provide rapid re-housing and homelessness prevention services. Grant and Per Diem (GPD) Program: Transitional housing funded by the VA and operated by community service providers across Arizona.

3. Specially Adapted Housing (SAH) Grants: For veterans with certain service connected disabilities, the VA provides grants to help build, remodel or purchase an adapted home. SAH and SHA Grants: Help veterans buy, build or modify a permanent home to accommodate disabilities (wheelchair ramps, widened doorways & roll in showers).

4. Arizona State-Specific Benefits (ADVS): In addition to federal VA programs, the Arizona Department of Veterans’ Services (ADVS) offers local resources. Arizona State Veteran Homes: Located in Tucson, Phoenix, Yuma and Flagstaff has facilities offer long term skilled nursing care and assisted living for eligible Arizona veterans. Property Tax Exemptions: While managed at the county level, Arizona offers property tax exemptions for disabled veterans and surviving spouses who meet specific income and disability criteria.
